The recent decrease in mortgage rates was not enough to sustain the momentum of refinance applications, which dropped by 15% compared to the previous week. However, there was still a significant increase in volume, with a 90% rise from the same week last year. This surge in demand over the past four weeks can be attributed to the 23% increase as mortgage rates fell.

The average contract interest rate for 30-year fixed-rate mortgages fell to 6.50% from 6.54%, with points increasing to 0.60 from 0.57 for loans with a 20% down payment. This marks a notable decrease of 32 basis points in the last four weeks, amounting to an 81-point reduction from the previous year. Despite the decrease, the average rate of 6.5% may still be considered high for borrowers accustomed to sub-five rates in recent years.

In addition to the slowdown in refinance applications, there was a 5% drop in applications for mortgage loans to purchase homes. This figure was also 8% lower than the same week last year, indicating a decrease in demand to its lowest level since February. The recent drop in mortgage rates has not significantly influenced homebuyers, who continue to grapple with affordability challenges due to rising prices and limited inventory.

While mortgage rates have declined, potential homebuyers are still facing obstacles in the market. Home prices are on the rise, albeit at a slower pace, making it difficult for buyers to find affordable options. The increased supply of homes entering the market may offer more choices, but buyers remain cautious and selective in their decision-making process, especially with the current economic uncertainties.

Looking ahead, mortgage rates are expected to continue their downward trend, providing potential opportunities for homeowners and buyers to capitalize on lower borrowing costs.
